Reels That Sell: A 30-Second Formula for Property Video
Orbit, reveal, detail, close. The four-scene storyboard that makes a listing reel feel edited — not generated.
Most listing videos fail in the first two seconds: a static exterior photo with a slow zoom. The reels that stop thumbs follow a simple four-scene grammar — and you can storyboard all of it from your existing photos.
The four-scene formula
Scene 1 — The Orbit: a slow rotation around the exterior establishes place. Scene 2 — Hero Rise: a low-to-high reveal of the best room. Scene 3 — The Detail: an extreme close-up pan (the brick fireplace, the quartz island). Scene 4 — The Close: a wide twilight shot with your call to action.
Pacing beats polish
Keep scenes to 1.5–2 seconds. Cut on motion, fade only once. Captions on by default — most reels play muted. A voiceover script of 35 words is plenty.
